Shahrukh Khan to Receive ₹9 Crore Refund After Property Mistake
Bollywood superstar Shahrukh Khan is set to get a refund of ₹9 crore from the state after a mistake in the calculation of a property deal involving his famous sea-facing home, Mannat. The error occurred when Mumbai authorities miscalculated the amount Khan and his wife, Gauri Khan, had to pay while transferring the lease of their iconic property to full ownership.
Khan first acquired Mannat, a heritage bungalow, in 2001 on a 99-year lease from the Bai Khorshed Bhanu Sanjana Trust. The bungalow, which faces the Arabian Sea, holds significant cultural value as a grade III heritage property. Since heritage laws prevent major changes to such buildings, Shahrukh built a multi-storey annexe behind the bungalow, which now serves as his family’s primary residence.
In 2019, Shahrukh and Gauri Khan decided to convert the leasehold into full ownership (class 1), meaning they would own the property outright. To complete the transfer, they were required to pay a hefty premium of ₹27.5 crore. This was based on the value of the land under the bungalow, along with other calculations. However, authorities ended up making an error in how the premium was calculated. Instead of charging the premium based only on the land’s value, they mistakenly included the cost of the entire construction, which inflated the amount the Khans had to pay.
The Khans didn’t realize the mistake immediately. It wasn’t until September 2022 that Gauri Khan spotted the issue. After reviewing the calculations, she filed an appeal with the collector’s office in an effort to get the extra amount refunded.
The mistake was finally acknowledged, and the Mumbai suburban collectorate confirmed that the Khans had indeed paid ₹9 crore more than they should have. “We are now awaiting the formal government order to process the refund,” said Satish Bagal, the deputy collector of the area. Once the formalities are completed, the Khans will receive the ₹9 crore they overpaid for the property transfer.
This refund comes as a relief for Shahrukh and Gauri Khan, especially considering the hefty sum involved. Although the error has been corrected, it’s a reminder of the complex property laws and calculations that sometimes affect high-profile individuals like Shahrukh Khan.
Mannat has been a symbol of the actor’s success and is frequently featured in the media due to its iconic status in Mumbai. Over the years, the bungalow has become a place of worship for fans who gather outside, hoping to catch a glimpse of the Bollywood king. The property, which has been in the Khan family for over two decades, remains one of Mumbai’s most well-known landmarks.
While the mistake was unfortunate, it’s clear that Shahrukh and Gauri Khan are no strangers to navigating the challenges of property ownership in Mumbai, especially when dealing with large sums of money. As of now, the Khans have not publicly commented on the issue, but it is expected that the formal refund will come through soon, allowing them to move on from the whole situation.
